TURN KEY OPERATION
The center is running and has the operations in place. You get trained staff, equipped kitchen, furnished rooms, and digital assets to have you running from the first day. We may have future bookings that can be passed on.
LOCATION
Guatemala is easily accessible from both Europe and the US. Many inexpensive flights arrive directly from many cities in the US. We have road access, parking and are a 10-minute walk from the lake and the public dock.
Lake Atitlan is known as a center for healing and health, spirituality and permaculture. It is one of the top most beautiful lakes worldwide, and considered to have unique energy fields.
Maybe most important is that it is spring weather year-round. The sun shines all year, and it is comfortable year-round. They call it the land of eternal spring.

Enter the long path, which has bamboo on the side, banana trees, and a huge zapote tree. Walk on local stone paths along lush vegetation, get a coffee or herbal tea that came directly from the garden, dip your carrot into homemade guacamole, and relax with lake views, the sound of the river flowing, and local women wearing traditional clothes serving you a delicious smoothie.
Balance it with the comfort of having WIFI, orthopedic beds, and low-cost staff that can take care of you. Know that you are safe with many stone/ concrete reinforcement walls along the river and on the upper property. We took care of it all for you.
Walk up the stone Zen path along the river to the majestic Dharma Hall (or yoga shala, dance space, meditation room, or convention center). Enter and have a picture-perfect view of the lake and volcanoes right there. You are high up, with a high roof, glass floor-to-ceiling windows, and a floating cypress wood floor. Honestly, you will not want to leave. This is the place to just BE.
Cross the river, and you will find a private luxury villa with unique, very high ceilings and a stunning, unique design that is as beautiful as it is comfortable. The villa has hand-made, custom-designed full wooden furniture, doors, stained windows, a huge deck and balcony, and much more.
Plenty of extra usable land exists for more structures or gardens and farming. It can be an Airbnb business as well. There is a very high demand for this by digital nomads

ACCOMMODATION
The accommodations blend in with nature and are close to the Buddha Cafe.
From comfortable garden-enclosed shared rooms to airy, lake-view suites, the accommodation here is eco-friendly and designed for utter relaxation.
The retreat center offers three types of rooms: private rooms with ensuite bathrooms, private rooms with shared bathrooms, and dormitory rooms with shared bathrooms. Hot water is a solar system. We created massive septic tanks with food forests to allow clients to have flush toilets while still keeping eco and sustainability in mind.
BUDDHA CAFÉ / KITCHEN / SHOP
A large deck with a cozy feel, great views, a high roof, and partial wooden walls and bamboo pillars set a welcome tone. There is a sitting area with an avocado wood table, a buffet table, and an attached store/office.
Our extra-large Kitchen features concrete countertops, two sinks, and a large wooden island with shelves underneath. It is spacious and comfortable to work in. It was built extra-large to hold cooking classes and workshops in it. Apart from our gas stove, we have two natural wooden stoves—one hot plate and one pizza oven. There is also a closed storage space, KITCHEN BODEGA, that holds a large supply of pantry food and backup items.
mEETING hALLS
The Dharma Hall – Main meeting space. 180 sqm of bliss. Stunning lake and volcano views, super high ceiling, floor-to-ceiling windows, riverside, and bamboo structure.
Stone paths lead from both sides, with gardens and beautiful handmade oversized doors. Visitors say pictures do not do it justice
The other meeting spot is the rooftop of Ananda, which has great views of the gardens, lake, and volcano.
Below the Main space, there is a large chillout space which could be used as a third meeting room.
GROUNDS AND GARDENS
The grounds, gardens, and beautiful stone paths allow the houses to blend nicely with nature. Set in the lush valley of Tzununa, with a river that flows all year round, the center was built with permaculture principles and sustainability in mind.
All water systems are sustainable. We process all our black water in our eco-septic tanks, which convert it to grey water. We then run this water through natural gravel filters and finally through an intricate underwater drip system. It is then spread through our food forest, where it supports the growth of our trees.
We have a mini farm with many trees and varieties of herbs and vegetables that rotate in our gardens. Our gardens are close to the kitchen and all around the property, making them easy to access, maintain, and harvest. We serve herbal tea, always from our garden, and the coffee we grow and process 100% by hand on our land.
The paths that flow through the retreat center are made of local stone from our grounds. One walks through the coffee trees, bananas, herbs, edible plants, and as many native plants as possible. We discovered many healthy and beautiful herbs and greens unique to our place, and we have learned to utilize them in our kitchen. We build our structures around the existing trees and cactuses, trying to fit with nature rather than impose on it.

We used as many local materials as possible in our rooms and decorations. Artists from around the world painted stunning murals.
LUXURY VILLA Option
A 2-story, very high-ceiling, spacious villa with plenty of grounds in front and the back. It is on the other side of the river, so it is just a few steps over our bridge to the Buddha café, main entrance, or Dharma hall. It was built to high standards and adds excellent value to the property. It has a large piece of land with stunning views and plenty of gardens. It is fenced.

A one story, bamboo floating house. 3 room structure, private bathroom for each room. Showers made with slate stone. Beds have orthopedic mattresses. Charming and quint.
It has a wide wooden deck along all rooms, with a hammock for each room. Lawn to the front and side with a food forest below. Lots of garden and lush green view with partial views of mountains and lake.
A large, 3 story building, built sturdy from concrete, block and stone. Building has strong foundations with a reinforced stone back wall. Building has clean white walls with lots of art, showers with local slate and beautiful views. Mix this elegance with some large wooden logs and some river cane to get a unique house that mixes strength, elegance with country style. Clean with warmth. All rooms have a wide wooden balcony in front with hammocks and wooden seats.
The third floor has a large meeting space with stunning view. It is about 150 sqm / 1600sqf, and has a toilette and a sink. Front side is open and faces avocado trees, the lake, mountains and volcanoes.

Stone structure base with wooden logs on top. It hosts high ceilings, an open kitchen design, and plenty windows. Cypress wood for window frames.
It has an oversized bathroom with a stone shower, plenty shelves, a concrete counter top, and some of the bathroom walls are made of river cane with a transparent roof – giving it a natural indoor / outdoor feel. Stone wall as base.
It has huge windows on most walls, with jungle views. Back of house is reinforced with stone for extra protection.
It has a loft bed with a queen size bed and shelves. A large closet with hangers and shelves with unique handmade features such as special design for door in kitchen and living room closet. A handmade round table from wood and bamboo, with a chill out space.
Kitchen has a UV roof to allow for plenty light, with river cane under to offer a warm rustic feeling. A large concrete counter top with sink, a stove and oven, a large fridge, plenty storage space – shelves under counter, over and a tall closet. There is a small dining table and some colonial furniture. Cozy, unique and comfortable.
